1200 Hollins

Driven by feedback gathered from residents and the local community, 1200 Hollins Row responds directly to the needs and aspirations of the people who will call it home. Today, the neighbourhood is marked by vacant lots and underused public spaces, leaving places such as Hollins Market, the South West Partnership, and Union Square Park disconnected from everyday life. By introducing new homes alongside active community and commercial spaces, 1200 Hollins Row seeks to become an anchor within the neighbourhood, bringing people back to its streets and creating a vibrant public realm that remains active from morning into the evening.

The project builds upon the rowhouse tradition that defines the surrounding neighbourhood, preserving its familiar rhythm while rethinking its performance. Through a simple folding of the street-facing façade, each home receives nearly twice as much natural light and fresh air as a conventional Baltimore rowhouse. This significantly improves the quality of living for its residents.

Materially, the building draws from the neighbourhood's rich brick character through the use of fluted terracotta panels across the residential façades. At street level, the commercial plinth continues this material language while introducing accents of white and blue. These colours reference the site's historic gas station and establish a distinct identity along the public edge.
